How often should residential HVAC systems be cleaned?

The frequency of cleaning depends on several factors. Some of the things that may lead a home owner to consider more frequent cleaning can including:
Are there smokers in the house?

  Are there pets that shed high amounts of hair and dander?

  Has there been water contamination or damage to the home or HVAC system? 


     Are there residents with allergies or asthma who might         benefit from an indoor air cleaning of the home’s HVAC system?


  Have there been any home renovations or remodeling?

 
   Most of the time you should contact your contractor every 6 months for cleaning.

Important Note: You should always clean heating and air conditioning systems prior to occupancy of a new home.


   Your Cleaning Checklist

  • Is your heating & cooling system (HVAC system) fully operational prior to the contractor cleaning?                            
  • Clean Supply Ductwork
  • Clean Return Air Ductwork
  • Remove, Clean and Reset:  
    1.Supply Registers 
    2.Return Air Grilles
  • Access and Clean: 
    1. Supply Air Plenum 
    2.Return Air Plenum
  • Wash air cleaner
  • Remove, Clean and Reinstall 
    1. Blower Motor, Housing & Assembly
    2.Install Access Panels as Needed
  • Clean Evaporator Coil, Drain & Pan 
    1.Contact vacuum, brush, or air wash 
    2. Use coil cleaning chemicals & water
